A client came to terms on a multi-asset investment opportunity and had 60 days to develop the commercial due diligence needed to support the business case with their investment committee. Team members documented each asset to understand the durability of the in-place income and how to compare each asset against the market conditions. By developing on the ground market intelligence and layering in the team’s national expertise, the team was able to assess the competitiveness of each asset for potential local and national data center requirements. After a full evaluation, the team identified the potential to improve the client’s cost basis by 25%, and still complete the deal.


Development Strategy and Implementation

A client acquired an antiquated multi-tenant data center, with an unhappy tenant base as part of a portfolio acquisition. The client needed to create and execute a strategy to meet tenant demands while meeting their previously-defined return criteria for the asset. Team members worked with the tenant base to determine their upcoming needs for the data center, such as uptime and expected capacity requirements. With the tenant’s needs in hand, the team worked with engineers and contractors on developing a plan to meet these needs in a cost effective manner. Through the process, the client was able to come in under budget and retain their tenant base at above-market rental rates through the client’s target hold time.

Commercial Due Diligence

A team member's client committed to providing capital to a project for an advanced power delivery and space utilization design. The client wanted the project’s design vetted against other solutions in the market as well as a full underwriting of the market assumptions by the client. While reviewing the project, the team identified a number of aspects about the property that did not align with the current needs of end users in the market. The team educated the client about competitive designs and the risks to using the plan in place. By the end of the project, the team significantly reduced the risk to their client by providing the framework for additional development scenarios which the client was able to monetize to hit their investment goals.
